How Slab Leak Detection Works (And What Happens After)

Slab Leak Detection FAQs

How does slab leak detection work without breaking up the floor?

Detection uses acoustic listening equipment to trace the sound of escaping pressurized water, electronic line tracing to follow the buried pipe's path, thermal sensing to catch the warm signature of a hot-water line leak, and pressure testing to confirm whether the leak is on the supply or drain side. All of this happens before any concrete is opened -- the floor is only opened once the exact spot is confirmed.

Why can't a plumber just estimate where a slab leak is?

Because water escaping under a slab travels through the soil and along the underside of the foundation before its effects show up anywhere visible, like a warm floor spot or a higher water bill. The actual leak can be feet away from where the symptom appears. Guessing usually means opening the wrong section of concrete, which wastes time and money without fixing the leak.

What happens after the leak is found?

Once the location is confirmed, there are generally three paths: a spot repair if the damage is isolated, rerouting the line through a wall or attic to bypass the slab entirely, or a full repipe if the inspection shows the original pipe is failing in more than one place. Which option fits depends on the pipe's condition and how it's routed through the home.

Is a reroute better than opening the slab?

A reroute avoids reopening the foundation by running new pipe through a wall or attic instead, which is often preferable when it's a workable path for the plumbing layout. Whether a reroute, a spot repair, or a repipe makes more sense comes down to where the damaged line runs and whether the rest of the pipe is showing signs of the same wear.
